We refine the circulation, the functional issues, the architectural look and feel you want to achieve, and your construction budget. Once the design direction is set, we continue to make revisions until the design completely meets your needs.
In the Design Development Phase, furniture is planned to make certain all spaces work well. Electrical outlets and lighting are drawn. Cabinets are detailed and all materials selected.
In the Construction Documents Phase, the structural, mechanical and electrical drawings needed for the project are completed by consulting engineers. All construction details are drawn and specifications written for the selection and assembly of materials. The drawings are completed and submitted to the city or county for permit review and approval.
In the Construction Phase, bids are requested from a number of contractors or we negotiate the cost of the project with a contractor of your choice. During construction I visit the site often and make certain everything is completed according to the construction documents.
